The idea. A heat map of locations that are busy but not yet crowded with competitors, for the business type you pick.
Where the scores come from. DHA is divided into small hexagons, about 300 m across. Each one is scored on nearby demand (offices, shops, schools, lifestyle, food and health places), nearby competition from the same type of business, how built-up it is, and how close it is to a main road. Crowded locations are marked down. Demand and competition come from Google Maps data; AIRES keeps only the resulting scores and plain-language levels, never place counts.
Reading the map. Darker gold hexagons score higher, relative to the rest of DHA, and the numbered ones are the five best zones. Every other hexagon is shown too, tinted by how developed it is. Not being scored never means a poor location: young areas such as Phase 8 are too new to score yet. Hover a hexagon for a summary and click it for its story.
The story. Each hexagon's story is written from AIRES' own building data, Zameen listings and, where scored, the score: what the place is, how developed it is, and what's on the market. Where Google Maps data is held, it also says how nearby demand and competition compare with the rest of DHA, in plain words and never as counts. It never uses guesses where data is missing.
What's around. For each hexagon we also say how much of each kind of place is nearby (offices, shops, schools, gyms and salons, restaurants, health facilities) as light, moderate or strong. Each kind is rated against the rest of DHA on its own scale, so strong offices and strong shops don't mean the same number of places. How the ratings work:
Commercial areas. Switch the Map button to "Commercial areas" to colour every hexagon by how commercial it is, whatever business type is selected: busy where offices, shops, restaurants and gyms & salons are almost all strong nearby (strong in at least three of the four, and at least moderate in the fourth), quiet where they are mostly light. It reuses the "what's around" levels, so it is relative to the rest of DHA.
Shortlist and compare. Open a hexagon's story and press "Add to shortlist" on up to three. They appear as A, B and C on the map, and "Compare" puts them side by side for the business type and Rent / Buy choice you have selected. Pick what matters most (overall score, lowest competition, strongest demand, most commercial activity, most spaces) and the page says which comes out ahead and why, using only the facts in the table. It is a screening aid, not a forecast.
Available spaces. Blue dots are commercial properties currently listed on Zameen, to rent or, with the Buy switch, for sale, grouped by location: solid in a scored zone, hollow in an area the scores don't cover, grey outside the mapped DHA area. Each space is matched to the nearest hexagon, and listing locations are approximate.
Which businesses are already there? This tab doesn't list individual businesses. Open a hexagon's story and use "See … near here on Google Maps", or the satellite link, to look at the area on Google's own map.
What it can't tell you. Scores rank DHA locations against each other. They are a screening aid, not a forecast of sales or profit, and the weighting is a judgement that hasn't been calibrated against real outcomes. Visit a location before deciding.
